I've reached out to several realtors and have they haven't been able to find any properties that need some work done and will be cheaper.

I'd recommend reaching out to an accountant about the STR strategy since you're already doing it and have perhaps met the requirements.

Did they reach out to you from your listings or did you contact them directly?
