We have received "deals" from some that were pure fantasy so you might need to find a better source to get deals from. 

So, just pure networking and for us being in the market at the right time!

I agree with you that the West has gotten pretty overpriced for chasing pure cash flow, so looking at the Midwest or South makes a lot of sense.

I have a few clients that are inadvertently pursuing this strategy - but it is more about business decisions and swapping to larger properties.To do so purely for tax purposes, especially on a one year turn around schedule, assuming the standard 4-6% commissions, legal fees, real estate transfer taxes, etc - nevermind the headache of finding a suitable replacement property in the correct time frame, exchange fees, more cost seg fees, etc - this gets to be fairly expensive. 

Is this purely a tax play, or is it a lifestyle benefit (such as being able to vacation in it with family), or is it a serious investment you're pursuing?

If you’re banking purely on cashflow, this may not feel worth the squeeze.On Risk...HELOC leverage: Great tool, but risky if you don’t have a cushion.

As you build up equity to can start leveraging that to buy pure investments. 

Versus in the housing market there are a million combinations.You can easily dominate a market versus in housing, thus you can control pricing.Selfstorage is pure numbers assessing markets and locations.Self storage is all about “War” and strategy.  

@Jd Martin  EXACTLY   BP podcast or any podcast in my mind is for entertainment value.. but there is no question that many who do it have their business's impacted in a very positive way.and there is an irrational thought process that since they are either BP members or did a pod cast they get a pass and they are all pure.
