I am curious to uncover how all the rest of the investors (and agents and brokers) here feel about real estate agents and real estate agent fees in today's digital age where we have so much information that we can dig up on our owns from: county records, mortgage/liens, previous purchase prices, land values, tax histories, rent price history and the advent of online listing services and other sources of real estate wholesale listings and auction agencies online.

The sole reason would be to bring on a Private Money Partner for down payments, who at some future point could sell that share of ACTUAL real estate to me when there is enough equity to cash them out and have then turn around invest in ANOTHER real property investment via 1031 Exchange using a TIC.

Is this a real source of financing for a cash deal?

Even if someone passes, they’ll respect that you’re bringing them deals they don’t have to “re-underwrite.”Out of curiosity — are you mainly sourcing in Middle TN for flippers, or are you also pulling in buy-and-hold investors?

Partners source most deals via exiting investor packages, wholesalers, off market opportunities.
