And I can tell you I've had some start the exact same way who now, today, after disciplined years of rinse & repeat, are with a performing portfolio exceeding their wildest expectations. 

A great PMC will map out a tour for you where you can visit neighborhoods to get an idea of where to buy and where NOT to buy.

My advice is to start small and intentional.

to be a partner you have to bring something to the table, if it isn't money it could be skills but if you had skills I think you wouldn't be here, you would be selling them and your idea to your people you know to reach your goals.

As you already own a long-term rental, you are in a great position to start scaling clearer goals and smarter deal criteria.

Find a way to buy off market, discounted properties(Major Key)Add your own metrics to the list above....But once you identify your metrics start analyzing deals and pull the trigger on something. 

It takes awhile to find people with whom you have an affinity and to soak up actionable ideas.
