I attended a seminar by Armando Montelongo (it was actually awesome but I hear he's unfortunately fallen on hard times) in the middle of the Great Recession and we toured the Inland Empire where we became very familiar w/ a few neighborhoods, costs, etc.

Just recently in April I became a licensed realtor so my plan is to make a enough transactions to earn some capital for my first rental property.My end goal is to own multiple long term-rentals that once paid off can continue cash flowing and create an empire for my family that lasts hopefully long after I'm gone.
