It won't show up on your credit report, but if held for over a year, it will turn up on your tax returns which can affect your DTI.

In my state, a lender  like ask for a clear pest and dry rot report.

This creates a blind spot for future landlords.If credit bureaus could capture and report these types of non-eviction resolutions—much like how they report short sales, where the borrower pays less than owed—it would offer landlords a more complete risk profile.
