Well, most of what I was explaining still applies regardless, but "tract housing" was the development push beginning in the 40s after the big one, and in the 50s and 60s was the main thrust of home expansion.

Once you actually dive in and start wholesaling the learning curve thrusts itself upon you and you are forced to learn or die!

I would also suspect there are some liability and fiduciary issues as well with recommending lenders and I don't think most hard or private money would or could do owner occ. which again is the main thrust of most agents. 

If you're thrust into a situation where you have to live off of investing income, then cut all personal expenses down to the bone, live on savings, and hustle daily.
