I have been running a lot of subject-to and wrap deals in Florida for years, but I’m curious how everyone’s making them work right now, what seller terms are actually landing in 2025, any creative clauses or setups that are closing, and how you’re keeping the due-on-sale dragon asleep, just looking to hear what’s working (or flopping) in other markets.

That said, you actually cannot double-dip bonus depreciation with a 1031 exchange because the basis from the old property carries over to the new one.

@Ian Hutton what you're doing is great, but probably overkill.If you're investing in Lansing, you could do this once, but then you'll learn so much more by being hands-on and networking.How many rentals in Lansing do you actually currently own?
