After I posted a 10-day notice, one of them finally reached out and told me he had been laid off.

But they confirmed a lease was signed on May 14, with the lease term beginning on June 1 — the same day the tenant plans to move in.

I have 1 friends that also want to do the same. 

We used the same realtor that we used to find our personal family home.

His current lease is up at the end of June and I gave him the new lease 60 days ahead of this.

When new XYZ company manager called same tenant to convince tenant to stay by renewing lease then tenant told him ABC company is not doing good job and very disappointed that is reason they just signed lease some other place few days back.

It m ay sound stupid but it is quite possible for a banker to say you can't get a HELOC when the same bank offers Investment lines of credit. 

Often times the prorations are not completed until 60 or 90 days after closing, so once again, that shoots down the advice you were given.I actually prefer to close near the end of the month, with a few days to spare before the 1st, something like the 25th. 

This would've opened the conversation up more and had I know the information he withheld from me at the time, I would have made that same offer.
