I have found that the customer doesn't care how the sausage is made, we just promote the energy efficiency, the timline, and the ultimate cost. 

. 😊🙏🏼 I am concerned for your financial health:- I believe RE is more challenging than in recent times.- I believe the highest cash flow markets have the highest risk.- I fear a rushed purchase has additional risk.- make sure you have a good 1031 intermediary.- I believe the local market is challenging, especially with your goal of immediate cash flow, and not local (out of state) is higher risk and effort.Where is your current property that you are selling located?  

Little touches like this help buyers picture themselves living there, which usually leads to quicker and stronger offers.If you try adding one or two intentional details that guide the buyer’s eye and make the home feel cared for, you might be surprised how much faster your flips move.

Ashley, it sounds like a great neighborhood and a solid opportunity but you are right to run the numbers carefully especially with today’s rates.

Don't know, but you always make an offer at your price point once you have done a deal analysis.Normally, I don't care about the seller, since you don't know their background. 

Over time, you'll find ebb & flow between sources, but you MUST maintain the 3-5 at all times as it's difficult to predict which ones will work, when.BTW: be careful of hiring companies to drive leads.
