I went to his YouTube channel that I thought was defunct, and see he is still putting out content and recruiting a new generation of suckers.  

If I can recruit some neighbors to also do some of these things, this may put off another incident indefinitely. 

I don't want to only be an investor, I'd much rather be a GP and lead syndicates, raise funds, all the things I've been doing already with my recruiting agency.

They actively try to recruit people in mine.

They go to big multifamily conferences and recruit people that are aspiring real estate syndicators to join them. 

I own a recruiting agency, and I always do my best to support my candidates, getting them an extra $30k-$50k salary if possible, and making sure they're going to a better place.

Collecting rent rolls, walking properties, learning who's doing the best in our sector/niche and how they're doing it, finding partners, all of these things I'm fairly good at, as I've been doing this for my recruiting agency for the past 3 years.

It is a great marketing tool to recruit high paying jobs.

From my experience the first team member to recruit will be a local Project Manager-someone who wants to help you long term as your eyes in the field and boots on the ground.
