As you can see, arbitrage is a subject that we have been discussing more than regularly for years but it has slowed down in recent time.I would go do a search on arbitrage if you want more info but you will find most of us here frown on it for good reason.If you are interested in investing, I might do something like this.If you are young and single or married with no kids (kids need the stability so this could be a PITA) then I would look for a triplex or fourplex and buy it with a FHA 3% down loan.

Clarification on 27.5 vs 39 - for @Joseph Coleman and other investorsYour previous accountant who used 27.5 did so (I'm 99.9% sure) not because he went deep into an analysis of the tax rules, but because he was unaware that STRs were treated differently from regular rentals.

When an IRA engages in a trade or business on a regular or repeated basis (which frequent flipping becomes) then the IRA is subject to taxation called UBTI meant to level the playing field for tax-paying business and protect them from unfair competition.So, generally an IRA is better suited to truly passive investments like holding rentals, private lending (such as to unrelated flippers), and syndications.
