Property managers are some of the best investor agents as they have more skin in the game, hoping that you continue to use their management services after the deal is closed.

Some people just play the game of waiting until the last possible day to come up with the money, so won't be interested in selling. 

So I can float my mortgages if I need to w/o renters - toyed with different down payment options- Rent would go for about 1500-1700 so not a 2% or even really a 1% but I am looking at the long game.
