.- The 203(k) will allow you to bid on properties that need repairs that won't qualify for a traditional mortgage => less competition => better purchase price.You will need to find a great local contractor you can trust to supply the required bids to qualify for the 203(k).- After closing, you can do some of the work yourself to save money, but the program doesn't allow you to pay yourself.You will want to buy a Class B property, maybe Class C+, in an area that seems to be improving.

The issue is mostly that prices in these areas have gotten so high that it’s tough to make the math work without finding something off-market, making a big value-add, or going into a different niche like midterm or short-term rentals.If you’re set on traditional long-term rentals and want better cash flow, you might look at slightly smaller markets nearby, or focus on duplexes/tri-plexes where the numbers tend to look better.

That’s a smart strategy right now, especially with so many traveling nurses and corporate clients looking for those midterm stays.Since you already have LTR experience, you’ll appreciate that MTRs hit a sweet spot between long- and short-term rentals — less turnover and management than STRs, but better cash flow than traditional leases.
