Oregon WA.. there was a huge boom in the post war 50's to 60s  ergo they made the movie Glen Garry Glenn Ross.. were developers really marketed this stuff.. also its what created Florida.just look at Lehigh Acres  300k lots platted recorded roads pushed through no homes.. those lots are traded still to this day back and forth up and down just talk to @John Thedford  he lives there.and literally every state and county has some land developments that never built out.. my first ten years in real estate from 18 years old to about 28 that's all I did was sell land.. land in those days 1975 to 1985  was the low value rental of today that is so popular in the mid west.. by 1980 houses in Cupertino were I lived were already north of 100 to 150k and by 85 were 500k.. so its the exact same sentiment you see on BP daily...

That's why market selection is so key, you have to go where you money means the most.

The longer the pre-payment penalty the better the rate is, so a 5 yr PPP will on the surface look better then say a 1 yr PPP. 

U my friend I will be 97% that this is a fake lender and will do the pump and dump advanced fee scheme that is so prevalent in the US Sand has been for decades frankly  my Dad warned me of these companies in the late 70s..

Usually only one set of utilities. mine is german duplex with very exotic in-house a strong wood cabinet, the first time I saw it i remember the movie back in 1934 in berlin lol milwaukee is so facsinating.if you can write a thread these days about milwaukee real estate history between those german duplex, polish flat that would be wonderful, want to see how the layout looks likemine is originally owned by first and second generation german immigrant, the owner is the second son, like to play bridge/chess in the house and passed a way sometime five ten years ago ........

As others have pointed out the cheapest price means nothing if:- It takes 200-300% longer to complete- Quality is unacceptable- No warranty4) Uncommon Issues: as @Adam Bartomeo pointed out, stuff we only do once/year or less we have no idea what the cost is.
