And in this market sellers are trending to be a bit stubborn and sometimes unrealistic with price points as you know. 

Im having a hard time seeing what my other options are as the power is with the tenant right now and hes rather stubborn.  

Once the stubbornness and incompetence of both parties has come to the point of annoying the rest of the world, that world (the courts) will show no mercy or bias and will default to whatever society has decided (our laws) with respect to how to handle these matters.

That stuff comes off in sheets when using water, but is quite a bit more stubborn when it is dry.

@Doug SmithThe way inflation continues to be stubborn I don’t think we are going to see a significant enough drop in interest rates (below 5.5%) for a longer period of time.

It depends on you to be honest.I am strongheaded, stubborn, I think I am invincible a bit of ego, ... a person like me would never do a JV to get started.
