Having someone who has owned and operated a similar asset is worth its weight in gold. 

Its blind of race, religion, sexual orientation, height, weight and all of the other words we use to describe who  we are and what our societal manifesto is.

Personally I find a lot of guru promotion offensive however there are a few guys worth their weight.  

Ryan Dossey  well in the 60's when my dad did direct mail  ( they were actually door hangers) and you filled out the card if you wanted more info and poped It back in the mail and it was a prepaid mail card... when someone did like our door hanger they would wrap it in a brick and send it.. back since we had to pay by weight.. but our post office was cool my dad had the same box for 30 years and send out literally probably a million of those things and got back multi thousands of leads... but as  a Kid I thought it was funny.

I'm only going to answer first point here.What your asking is like me saying "which city in SoCal should I buy in, LA, Orange County or San Diego" they have their own pros and cons and unless you find someone that's live in all three cities or invests in all three the answers are going to be weighted/bias.The Cap rates have reduced because many out of state investors have come into the market and raised the costs of purchasing these homes.

This is why people say a good contractor is worth their weight in gold.
