I meet plenty of California transplants here in the same or higher income bracket so the California migration in that article feels very real, much to the disappointment of native austinites.

I've seen a lot of success in this market and as a native I see first hand the growth of certain submarkets in the city.

I am a New Haven County native that lived in Boston for 15 years and has been back in the Elm City for seven years. 

it's mind boggling now how crazy it's in the private world of private investment right now, it's just because it's hidden outside public  realm so it's not in newspaper yet, but at least some part of it it's in realdeal and some in insider scoop market statistic, you can't find believe what some of the fund operator do to investor ;-) absolutely crazy imo, it's just I can't tell. being poor and basic landlord is good enough for me lol

Your picture of the newspaper reminds me that in an older house (not as old at the 1901 house) we found lots of old newspapers used as insulation. 

im a nwa native have bought sold and invested properties in both countiesOf course there are pockets in each town but in generalitiesBuying SFR Your money goes farthest - most house for the money in - bella vista/springdale/rogers/fayetteville/bentonville in that order - bentonville is highest psf It all depends what pricepoint your after and what type of tenant your looking for and what cap rate your looking for and type of property- turnkey vs rehab, etc
