In regards to buyers agents, I think the good ones are worth their weight in gold.  

@Chelsea John-Williams Instead of a weight limit, I typically advertise potentially pet-friendly rentals as "pets determined on a per case basis".All other qualifiers being equal I'd much rather have an older 60lb mild mannered dog than a 25lb yapping, high strung, unhousebroken puppy.Pet fees/deposits are generally whatever the market will bear.

Now you are doing high risk for a lender on a small asset in a typically weaksuburban to rural location that if a default occurs the lender has not clue what to do with the property.Retirement accounts are typically protected funds and hard to go after even with a personal guaranty so not as much weight is put on them for liquid and net worth.

A good broker will be worth their weight in gold.

When it's from a legitimate lender and not a generic letter from a site that provides the service, it carries more weight when submitting your offers or getting extensions to purchase contracts.

But, for 10% of the rent anyone worth their weight won't be helping your rehabs.

They don't need education when they get to 20, they need it much sooner and need  to carry their weight in society.
