I am also thinking of maybe exploring Thunderbay, (the prices there seem good, quite a bit of the properties work with the math, and there is always a shortage of rentals due to the student population), but another part of me thinks of exploring across the border down in the US.

I've read quite a bit about how dangerous the southern area of Montclair is, specifically near Bloomfield Ave and Glenfield Park, by the Glen Ridge border, and that it should be avoided.

I am a home theater/projection enthusiast and I would also like to entertain the idea of implementing front or rear projection on 7-10' wide screens (can be done surprisingly cheap) to display sports and such.

I see that you are a lender - any input about getting financing as a cross-border investor? 

Even Alabama perform better than CA since May 2022.So if we use 2010 to 11/2022, Hawaii is winning over CA in term of appreciation.You could just use Zillow to display this.I guess, things started to change when some CA cities approached 1 or 2 cap rates, there're a few expensive cities where prices just go south as price it's too expensive, especially in 2 mils. dollar house zip code.I guess we're at an inflection point.
