Just like inflation erodes the value of your lump of savings, it erodes the weight of your mortgage debt balance just the same.

I am not suggesting they can't do it but there is a little bit of a learning curve, ie...the size and weight of the home will determine the size of crane and some times, although rarely, two may be needed. 

You coming with a one off deal from out of state, doesn't pull much weight. 

. $15K is still awfully a lot to keep as a dead weight.

Many I work with require a minimum 8 x 8 bordered area on the drawing just for their stamps and have rules on font type, size, drawing scale, information on the title blocks, line types, line weights, etc.

I'd let them know you'll not be renewing their lease, you are going to a limited pet / animal policy, 1 per unit, adult weight limit of 20 lbs. .. or better yet no pet policy.Until then they must provide proof of insurance that cover them for their dog and I'd check again with your agent and see what their thoughts are,, I bet your agent says, to get a remove this animal as soon as possible and then you'd have to give them a mutual lease termination to show compliance for your insurance company until they are gone.
