Hello, I'm not familiar with Rome but wanted to suggested looking into meetup to see if there are any RE groups there or nearby that would have people that can point you in the right direction. 

Hopefully, this year will be better.I have one more rental property that is actually doing well...Whew.I took some time off last year to re-group, re-learn, lick my wounds a bit and figure out what I'm doing wrong.

I was just asking someone the other day if they knew of any good RE groups in StL. lol I'm a member of the MERIA on the IL side, but I'm looking for a more growth oriented group to network with.

Dont know your total situation , this idea may suck big time , BUT , if this prevents a major hit on your credit or a bankrupcy , you still have a roof over your head and it gives you time to regroup . 

There are lots of tire kickers and crackpots who come to LU like every other RE group - some even plop down 12-15k for the PIG membership and come to lots of events but never actually take action.

There are a handful of local RE groups that I know would be helpful.

Pay attention to @Jonathan Greene; slow down, sell a couple, two-three, take a deep breath, take the family on a vacation, and regroup.  

I am from White Plains, NY (Westchester County) by the way :) I am already part of the Westchester RE group led by Rachelle!

I will bounce back, just need to regroup a little.

It seems like a good way to sort of regroup and get a handle on everything.
