After debt service and all expenses, the property usually nets around $850 / mo.All this said, I am not sure a $425 / mo. net on paper will give you the funds you need to pay the bills, cover actual capital expenses and repairs, and still make actual cash each month.Finally, one item that may be missing from your expense list is lawn / tree / gutter care.

It seems doubtful to me for 3 reasons.1) Volume in this type investment will be comparatively small.2) Investments will likely be smaller amounts and very specific, which will make them very hard to place with new investors.3) There is a very small chance that anyone could monetize an exchange based on low volume, and its highly doubtful than anyone other than a crowd-funding type site would take on the cost of setting up and promoting an exchange, and if they did, it would certainly be proprietary and used as a selling point for their platform.

You need to monetize the cost of his breech, as in he had a contract to finish the job for another $15,000 but after rebidding the work, you have to pay $20,000 to finish-meaning he owes you $5,000, assuming your contract included this provision.

If you aren't too familiar with the transaction process, definitely offer to assist or play a part (no matter how minimal) just to gain experience.May have some additional ideas as to how you immediately monetize your license, while gaining the necessary experience at the same time so that you can quickly transition towards doing your own deals in the future.Good luck and happy to offer any insight.j
