Friges are considered similar to a coffee maker or toaster, you unplug them and take them with you.

Negotiate down to $850-$900k, raise rents to market rate, bill back those water bills and you got a money maker.

While I wasn’t expecting this property to be a big money maker, I am unsure if it is worth tying up my funds in a property that isn’t giving me much of a return.

I think people have a fundamental misunderstanding of the goals of the lawsuit & even of doj, the goal was stop what imo was clear collision & basically make real estate more like any other business, there is no public list that shows the average amount a lawyer or doctor makes, people go see what services they are offering, see if they like a person and make a decision on value, some lawyers or plumbers make more than others, I have a a plumber for instance I’m probably “overpaying” because I like the guy and he shows up and does good work.

This industry is no different.But the investments you make in yourself, skillset and real estate can be the difference maker in surviving this industry as an agent. 

In other words, do they make rent a priority, and miss a credit card payment?  

However, knowing what I know now, I do intend to make rent increases very, very clear from the moment a tenant applies.

All appliances stay including microwave self-cleaning oven washer dryer, ice maker in fridge.
