I'm not even close to knowing how to develop an app, but what I've seen lately...I've been scanning the iTunes store the last few days and stumbled upon Property Buddy that is close to what I'd like to see in an app to track investments. 

As for the "malicious" contract recording, was there some dispute or stumble involved?

Don't let them get too deep and stumble and over think to the point where you're confused and understand less than before because now you have more questions.

That’s the kind of info we need, it’s clearly a stumbling block , but obviously can be achieved with the right bankAs someone said earlier, it has to be considered that should you want to sell one property down the line, that may cause complications but that’s......a problem for another day !

I too recently stumbled upon that book and will begin listening to it once I finish “The Beginners Real Estate Investor” book.

Melanie, I have one:Right after buying my first property (all this was before becoming an agent), I stumbled on a house for sale with an in-law suite and an extra lot.  

I stumbled through my first 10 years through (a lot of) trial and error.

Eventually stumbled upon list source and ordered around 700 absentee-owners in our general area (about 5 cities) with 90%+ equity, and started a yellow letter campaign that I am doing.
