Jerry helped me wade through my fears about handling calls and managing the letter campaign; plus the letters he provided have led to a callback rate that blew me away.

If I was the caller, I'd much rather get VM (or go to the website) so I am in control rather than being led blank by blank thru a form over the phone by a drone.

@Ned Carey I didn't find the specific blog you were referencing but your suggestion led me to a post by @Kenneth E. regarding how he finds his motivated sellers with about 65 ideas or so.  

Last year, I had to unexpectedly remodel a unit after a tenant trashed it but it led to me meeting an amazing contractor who I will be working with on future projects. 

It was pretty hard to find properties where the numbers and landlord laws made sense which is what ultimately led me to investing in Columbus, OH.The numbers and landlord laws out here made sense then, and they still do today.

I recovered and hired a PM who specializes in S8  What led you to this decision and would you be open to connecting?

That meeting led to other aspects later on, so I guess I could consider residual incomes, I'd need to get busy on a flow chart approach I guess, family tree, centers of influence, that type of stuff.

My studying led me to mailers so that is where I will act.

Concurrently I was mentoring with / consulting for a local investor I met through college (the perks of having a RE license and growing up in the trades), eventually these lessons led me to be purely self-sufficient.

My research has led me to believe China is definitely the way to go.
