I would put more weight on the 6% who took forbearance and now have 4 payments due at once.

Clients feel like they were treated with care and concern.At the end of the transaction, clients receive a nice, neat CD recording of their documents and any pertinent tasks that were completed.Transaction coordinators are worth their weight in gold.

Ditch dead weight.  

not sure about your experience but the second loan you got sounds like a great deal.most lenders really price by experience to get the really low rates very few will qualify for the best rates..Experience has more weight that fico in the HML world. 

Finally, my offer might have had extra weight vs. higher priced offers due to a track record of closing each deal I've put under contract and never re-trading.No need to fix anything on the income side (I proforma a ~5% increase) but there is a lot of cost savings to be had. 

Wile being unethical may be heavily over weighted in wholesaling, it is certainly not limited to that. 

I know this is old but wanted to weight in. 

I fully agree that it is smart of landlords to treat great tenants as if they are worth their weight in gold.

I am focusing instead on how paying down more principal can increase my equity.What am I not considering or putting too little/too much weight on?
