As long as you have systems and processes in place it takes almost no time to deal with someone that's late and it can be a money maker. 

If you want to hit financial independence, you're going to need to make real money and live off of very little for a long time.

There are two types of lawyers. deal killers and deal makers.

I'd tell him to take the fastest path to FC.In oregon i think mediation if requested is mandatory.. there are licensed foreclosure consultants who handle these and a decision maker from the lender must be present.. but I do think you as lender can just say our position is pay up in full. 

There are a ton of ways to make real estate investing into a career.

Two I suggest are Capital REI Group, and DMV deal makers.

Many of the old pros saw this coming a mile away (sub $50k homes are rarely money makers and the model isn't scalable, plus any time a provider uses used-car-salesman tactics like sending props and then immediately saying 'they're sold, sorry, but buy this one without an inspection so you don't lose out again!'

And of course, it doesn't work a many locales, certainly not year-round.Unless (as was said) you are into the green is groovy mindset, then go for it, but it's not really a money maker at this time.

Doors left unlocked, squatters, appliances stolen, etc.I do believe for many people great PM can be a money maker and money saver. 

My observation is that many agents are great deal makers and bad payers.
