The long term problem with Kiyosaki is that without an exit strategy, in a cyclical market, you will always encounter what is traditionally called "gamblers ruin".

Jealousy is what ruined that side of the business for me. 

In those areas, regardless of what your cash flow appears to be, nonpayment, vacancies and damage to the property can ruin any cash flow, I've seen it happen to people.

People are not careful and run too much grease down the drain and sewer clogs up, or baby drops a plastic lid in toilet that plugs sewer, $1200 later the plumber fishes it out after sewage backed up and ruined $1000 of carpet.

Things go wrong, roofs go bad, tenants move out, tenants ruin carpet and appliances, etc, etc, etc.

The pressure of HAVING to make an interest payment can ruin the deal for everyone (potentially) as opposed to paying a solid return in the event the cash flow is there to make the return. 

So if it rains, my materials are dry, whereas the guy driving the pickup has a bed full of ruined sheetrock.  

If they store the old one in the house I have no problem with them using their own, but if they ruin it or scratch anything on it's way to storage, they're paying
