Anything we can do to protect ourselves from unwanted complications?

I didn't get too far into the weeds of how a property can cash flow (I'll save that explanation for one of the many books sold on BP or the many podcasts explaining this on BP), but as you may already know, before purchasing a property one of the many decisions an investor has to make is "How can I make this property cash flow"?

You will learn soooo much more once you get into the weeds on setting up your property, guest/cleaner communication, etc. 

We have had issues with a neighboring property, weeds, garbage, car parking etc. we call the City and they resolve it with the property owner.Sure we have expenses like any multi property owner; but we know how to landlord and underwrite properly.

Create a system for screening tenants. certain credit score, how long they've been at their job. get specific (this will help weed out ppl so you get the best renters).

Once again, Linda, on this sort of discussion, there's a lot of dancing around the generalities instead of getting into the weeds.

Deliberately have a few challenges in your screening process - it will weed out "entitlement mentality" problems4) Allow payment plans, but create system to track when payments due, so they don't keep falling further behind You will need to call them on due dates or they will fall further behind Be prepared to give a strong NO when asked if you will change rent due dates to "make it easier" for tenants to pay rent based upon their SSI or paycheck dates.

Not everybody needs the cash and not everybody owns an unwanted home.

Police reports, noise complaints, discussions re unwanted gatherings suggesting drug activity, complete list of tenants and phone numbers.
