We later found out the dog did NOT run away at all, it was so nasty and packed in that home that the dog got stuck behind the couch, died, and we found his rotted body behind there months after the folks moved out while cleaning the place (which took more than 4 days to clean - it was only a 2 bed 1 bath)!

Additionally, regulations are also set by regulatory agencies, FDIC, Comptroller of Currency and beyond that Fannie Mae, Freddie Mac, USDA, FHA, VA and SBA can and will go further by region or market area.As to seller concessions, generally if concessions do not exceed 2 to 3 % of the sale price adjustments are not made but in the narrative section the appraisal will mention that closing costs were paid by the seller (in comp 2, for example), but if it is not significant it may not be.This does not preclude the appraiser from investigating the terms of any sale.

(He was a tenant in the home)4) Seller was told by his back Doctor that he was going to be unable to walk up the staircase in his home and should consider selling before the scheduled surgery which was 10 days away.5) Seller didn’t have time to clean the kitchen and was too embarrassed to allow strangers in… Kitchen was so full of trash and dishes that were unclean that one could hardly walk to the sink.6) Seller was being abused by his wife and didn’t want to explain the fist holes in the walls and doors.7) Seller ran a multi room internet porn café out of his house and didn’t want anyone to know or impede his income.8) Double homicide where the bodies were left for a week… (Smelled like money)9) Seller hated real estate agents so much that he refused to earn more money by selling himself or hiring them.10) I could see the sky through the ceiling and the seller didn’t have money for the repairs.
