I upgrade old recessed lights with LED kits.

Seems like as properties get more expensive (200k+), that starts to get pretty hard, which is why I've focused on ~150k properties, which has led me to Mesquite/Garland.  

I calculated that by replacing the incandescent bulbs with LED bulbs, I can reduce the expenses by $50/year.

Redid the bathrooms to include 1 piece toilets, quartz counters, LED mirrors, rain shower heads in both bathrooms, body sprayers in the master bath.Given the area of Del Cerro, we used high end finishes throughout.

But on the other side, I wouldn't mind seeing if Boyle Heights could create a positive renaissance age that is led by both it's own community and the newcomers.
