Different ITERATIONS of those lists (March, April, May) different SCHEDULES (once a month, once a week, 4 total mailings, 8 total mailings etc) and when you combine a list with a schedule you get a CAMPAIGN (March Code Violation plus 8 mailing once a week).

Do you have the budget to test and iterate this marketing channel?

3) After sending out the first piece, do you send out the same piece with each new iteration or do you change and update the information being sent without change the message of "I want to buy your house"?

A little about me:  I love camping (well, Glamping if I'm being honest - we camp in a Northern Lite RV), mountain biking (which I'm not very good at but I love the challenge), and Star Trek in all it's various iterations. 

And than there is other iterations, for example on various land deals bought subject-to a zoning or other variance being awarded. 

And when their eyes are opened to the compounding power of the 1031, the options to eventually eliminate the tax, and passive investment options available,  they take a second look at their options to stay in a qualifying real estate position like those passive opportunities @Bill Exeter iterated above.
