Clutter, open food, causes bugs, rodents and disease. 

Feral animals can carry disease and be MORE that just a pest if they attack a tenant.

And then got a crippling bone disease.  

This is where the wholesaler starts to suffer from that dreaded disease "gottadoadealitis".

This isn't a listing appointment where you're trying to sell the seller on hiring you.If you haven't already done so over the phone you need to ask them questions so that they voice their pain point (can't afford payments) and the situation causing that pain (death/divorce/disease/job loss).

He’s in his 70’s and has had chronic lung disease for 15 years.

Indecision and procrastination are a disease worse than obesity (although the first leads to the second).

I'm happy to say that in less than a year I have totally reversed this disease.

Then "progressiveness" hit and the police do nothing about the bums, there are piles of trash literally 10+ feet high, rats running all over the place, human crap and used needles on the streets, homeless camps across the street from million dollar condos, and diseases infecting people.
