An appraisal is just ONE person's OPINION of value and that opinion can easily be influenced by the seller or wholesaler.

That is not a small thing.Because of some online program some dude I never even knew will have a dream life for himself, his wife and kids and I was a direct influence of this.

This violates basic supply/demand and common sense.This apparently common view people have of the area seems to be overly influenced by media headlines, misunderstanding basic economics, and not understanding more complex economics that actually drives investment demand.

I don't let it influence my buying decisions to any extent.

@Hadar Orkibi personally I think every cycle is unique, not only in the reason for each stage's existence (for example Covid's influence, lending practices, etc.) but also for the recovery period.

If other words, the bank lost their money value, where you hold the property.The property intrinsic value shall not be influenced by money printing, in theory.

@Taylor L.I would say the book that has influenced me the most the past year in Steven Coveys Seven Habits.It it the key to living an amazing, impactful, character filled life and sets the stage for you to create empowering habits!

You get to leverage their experience, net worth, connections, influence, etc.

Just another suggestion, don't forget your current circles of influence.

I just finished the 7 Habits a few weeks ago and I just checked out Influence, I’ve heard it’s a great book, I will read the other 2, and I will listen to those podcasts this week, Thank you again for the recommendations if you have any more I would appreciate it greatly!
