I am a regional clinical director where I oversee multiple facilities serving individuals with severe and persistent mental illness.

I feel like driving for dollars and searching on google will not capture all the local facilities - especially the smaller mom and pop facilities that may not have a strong online presence.I don’t mind pulling the owners information myself as long as I can identify which properties are self storage in my area.Any advice?

I'm looking at purchasing a small mom/pop storage facility with a ton of value add opportunity and a little stuck on what to tackle first.

Have you looked into assited living facility as they are far more profitable?

A business partner and I studied this concept for awhile and were prepared to open a facility to produce container homes.  

Reminder:Ground improvements qualify for bonus depreciation.This includes various landscaping.Roads and external parking areas.Sidewalks and pathways.Fences.Utility systems (including the installation or improvements to water, sewage, drainage, and electrical systems).Outdoor lighting.Rec facilities (like playgrounds, sports courts, and swimming pools).And more.It's a big category for depreciation/bonus depreciation that we love.

If so I would do a feasibility study to see the need and call other local storage facilities and see how crowded they are.

I would love to find a storage facility for sale one day or even one cabin in TN, but that’s later goals.

We have world class universities and medical facilities, along with every type of amusement, recreation, cultural and natural resource imaginable.
