Whether or not having REPS and materially participating in your rental portfolio would then allow you to include losses from a K1 by grouping all your investment activities together for tax treatment (ie can you include the K1 losses even though you are not materially participating in that specific deal if you do otherwise materially participate in your rental portfolio?)

I also think the commercial sector will be ok short term with help from banks but if it ends up being a long term shutdown things will get dicey.Let's all hope and pray that this situation gets under control quickly, that a vaccine or effective treatment is quickly developed, and that this mass shutdown of our economy is only short term.

After a month of fiascos the new realtor connected us to a local lender that was able to close in 2 weeks with a lower rate and less than 1/2 the lender fees.My takeaway is that Luke and Avery are incredibly successful and intelligent, but I wouldn't use them unless you're a big fish and can get the VIP treatment.
