REI is something you have to study just like you studied computer science and medicine.

I did very minimal updating - paint, carpets, medicine cabinet in the bathroom and I was able to get a market rent price for the tenant-occupied unit. 

We do our own hosting and we are both full time processionals in busy careers - teaching and medicine.

I concentrate mostly on site selection and data analytics for retail medicine. 

I would recommend looking up Rachel Gainsbrugh- she's a former pharmacist who was able to retire from medicine due to STRs/MTRs, and she teaches others how to do the same.I'd say smart call looking at other markets- choose a market based on its fundamentals, not proximity!

Look for keys left on the countertop or in a top kitchen drawer; check refer contents and take photos; check medicine cabinet contents and take photos; check closets, and reevaluate whether you honestly believe it is abandoned.

We are all physicians but in a field that is considered "lower compensated" in medicine (Pediatrics) so it is hard to come up with some of these larger minimums, and some are not as interested in having such a higher portion of their investments dedicated to real estate, but still want the diversification.
