About three days after I posted that, I went to turn on the cold water on that faucet, and the big nut that holds the cartridge into the faucet body broke. 

I personally don't have faith in large scale short to mid term appreciation here (but I'm quite sure it will do fine over the longer term), and because of the tax/regulatory/political situation.

If you ask me that's a story that'd tug more heart strings than some able bodied Coast Guard who can simply put his rent on a credit card & or drive an Uber or deliver some pizzas.

Other than that, the only window upgrades that I would suggest would be to a full body window.

Yes it's awesome that companies like Moderna may save the world but I think there is a regulatory shadow coming on any kind of expensive medical product or service in the coming years, whichever party is in power.

I don't know what KC regulations are recently but I think in general larger cities are higher risk for regulatory issues.
