You could also place an offer (contract) on the property with the condition that you negotiate a settlement with the tennants for them to vacate, voluntarily. 

Because I see lots of REO listings that say something like "settlement contingent on recording of sheriff's deed" - the bank isn't the owner of the REO in PA until the sheriff's deed is recorded. 

Pull out your settlement form and see what your county assessor values the land at.

Interest is charged on the balance from that day to the date of settlement which is generally 30 days from the auction date.

I know for a fact in my funding of these things I see it on the settlement statements.. 

Also currently have a credit squeeze hard to source financethose are strong numbers... flipping approved projects is a nice niche.. we are able to do that without closing ( settlement) and doing a double close .. 

Tell you what;  I'll waive the dollar and send you $100. right after settlement.  

The property must still appraise, and you must have a quote / bid with a contractor before settlement.

I would say my financial goals are to replace the $3000 settlement amount that will end in February 2023 by that time for now.
