I've had doors kicked in, drug trafficking, a beaten tenant, $400 leaky faucet repair bills, etc etc..... and that was with a good property, in a good area, with a good property manager....No matter what is said on any forums, for now, I've narrowed my view down to this......My wealth needs to come from about 50% stocks and 50% REI.

You’d need to buy the whole street and clean out the crap tenants and start over for it to work which would require losing money up front which nobody ever does so the buildings keep getting bought and sold as the owners burn out trying to collect rent from the drug dealers etc.But that street aside there are plenty of great cash flowing investments in Toledo and 43612 is generally a great area for investment properties.DID not read your post before i replied. but that was my concern.. buy lowest rents in town and this is what you get..

The landscape has changed with institutional buyers, ibuyers, instant and uniform access to information, Zillow placing all home listings on the internet, tons of cash floating around, lenders pushing money like dealers push drugs, etc.

One of our tenants got deep into drugs and then rented out the bedrooms in the place he was renting from us and then we had to go through the whole eviction process for everyone but they kept coming back.
