@Russell Brazil I could not agree with you more, I've had three separate real estate investor clients call me over the past week/weekend to express a desire to sell what on the market at whatever price they can get so they can get out and get on the sidelines.As much as I believe that is a bad idea, I  personally am ramping up my efforts to buy as I believe there will be great opportunities for those of us who are ready and positioned to make a move.

Surveying my tenants, 93% plan on paying April's rent. 7% expressed concern with ability to pay April's rent.

Once I've got a solid contractor on board, I'm planning to also do some flips, and the same agent will help sell those too.The tone of conversations in this forum doesn't feel very welcoming; it seems like some individuals have been in the business for too long, are tired, and express their frustration towards new investors.

I also have family in the area that just expressed interest in real estate so that's helpful too.

Also, I saw no one express any sense of fear or anything you are alluding to.
