Hey @Lena Claybon, You may have already checked into this, but before you get very far into this process you should check into the city and neighborhood regulations specific to sober living homes rather than rental property.

Factors such as high labor costs, local material pricing, and stringent regulations contribute to this disparity.  

In practice, actual returns can be higher, but the advantage of well-selected real estate over a comparable stock investment is clear.Debate aside, I genuinely believe that a good portfolio should include both real estate and stocks to balance.

And while seller financing is a very common practice in business acquisition, the good deals are not being done with high levels of it.Particularly with smaller deals, and especially with a business like a laundromat, there are cash buyers out there.
