How about I pay you a flat fee regardless of what I buy, either by another agent or owner and then I'll know your not being influenced by your own interest.

Most real estate offerings are going to offer similar tax benefits, although some decisions the sponsor makes can influence it to an extent (bonus depreciation and cost segregation).
