Because inspectors are paid to find faults (Even it really isn't one) and many are so miscellaneous that they have nothing to do with the long term sustainability of the property.If you really want them fixed, we can arrange for our crew to do it and then you can pay extra for the unnecessary repairs.Fair enough?

BiggerPockets users know this but the masses don't, and a decade ago the public was literally screaming at politicians to impose a "windfall profits tax" on oil companies because gasoline increased so much and so dramatically.

@Will Fraser, I appreciate your advice on releasing that self imposed pressure of assembling the ideal team from the get go.

Beyond the usual public zoning hearing meeting where neighbors get to object to any change in the proposed property use and the board follows their desires normally, it also entailed actually purchasing a nearby lot and putting a parking easement on it so as to provide the parking imposed by the condemnation process.  

This flawed approach led to unnecessary delays and frustration.Costly Upgrades: Doorstead's requirements to bring the property up to their standards cost me a staggering $10,000.

Some lenders allow for the option to take a higher rate to absorb your prepayment penalties so you get in and get out of a deal quicker or move into less expensive more prime types of capital / money like conventional or commercial financing with out being tied down by unnecessary PPP's or prepayment penalties.Often times a property is not ready to go into "prime," money and this is when HML (hard money lending), PML (Private money lending), and DSCR (debt service coverage ratio) type loans help you get into properties.

@Allan PilapilI would not use an agent , they are unnecessary and probably don’t understand how to properly structure seller financing anyway .

Costs me time and aggravation.All of these little things add up to extra time spent on unnecessary tasks that could be streamlined.I am willing to pay for proficient automation. 

Being young does seem to have its challenges, but I feel they are self imposed more then anything because we feel we are limited in our knowledge and ability.

In the mean time, I’m focused on reducing unnecessary expenses, increasing savings rate, and continuing to build assets (both retirement plans, rental properties, etc.).
