Most likely this type of land will be gone gone in this area in two years.I can not afford this land/finance it via a traditional route so I am looking into alternative ways to finance it.

Hello @Vida Lolitaa - I'm not a flipper, but I do buy distressed properties, mostly in the Raleigh / Durham area of North Carolina - and rehab them into rentals that I hold (#BRRRR).

It was, however, interest only at 2.9% for the first 12 months, I had significant cash reserves, the property that the HELOC was against was worth about 2x the first position HELOC balance, and I owned another property on the same street as the new purchase (very familiar with the location and property).

A property address so a person could run an actual analysis would serve you better.
