House is located in beaver falls pa

The fiber optic lines connecting the West and East coast run under Las Vegas Blvd.Within 2 days driving distance to 20% of the population of the US, which is desirable for distribution centers.Las Vegas is one of the few large metro areas with dual sources of electric power: Hoover Dam and California.

Being that I’m renting the house out with a W/d , am I responsible to fix or replace ? 

The home is fine, but I've found some water damage in the garage wall (where an ice dam backed up) and would like to replace the drywall and ensure there is no mold present.

Sure the neighborhoods aren't Leave it to Beaver but they are okay and the cash flow is great.

This "may" open up the dam for other big lenders like Wachovia or Wamu to start doing so, but they're still in limbo with their buyouts.Actually, a "write-down" on a mortgage balance does little if anything (there's no "sale" there) to actually affect home values ...it's the flood of foreclosures andshort sales that does this.
