Hi, I’m looking for ways to increase the value of my four family without displacing tenants to do renovations.

Even with fully turnkey, most investors I talk to still do a bit of their own homework just to make sure the rent projections and renovations actually line up.

I suggest a rent credit combined with below market price/value add that covered at least the estimated cost of eviction and lost rent for 1 or 2 of the residents.

I thought you were renovating your duplex to rent out both units.

I have seen them over and under estimate in the past.
