Since you’re looking near Fairborn and Dayton, I’d also suggest keeping an eye on Columbus just a bit north—it’s been one of the hottest markets lately, with strong population growth, job growth, and tons of big companies like Intel, Amazon, Google, Honda, and Microsoft moving or expanding here.

I also definitely want to be hands-on and keep an eye on everything. 

It's a long list.Point is, there area lot more ways to make it happen in real estate than first meets the eye and some are more suitable for less hassle, some are more profitable, some are "out of the box" and less competitive to find.

Figure out how many dogs & spaces you need to cover the load, plus some growth, don't forget taxes and medical.

It was crazy, and I am not surprised some from the last few years are not making money (the sponsors are), but it was so eye opening with all the fees involved.

I’d recommend keeping an eye on neighborhoods near universities or hospitals rental demand stays solid there year-round.

Those books are definitely some eye openers!
