When looking at mobile home parks you’ll want to get clarity on a few key things: are the homes tenant-owned or park-owned, what’s the current occupancy and market rent compared to what tenants are paying now, what’s included in the rent (utilities, lot only, etc.), and what the infrastructure looks like (sewer, water, electric) because those systems can make or break the deal long term.

Include basement and attic as existing.Turn off the water (if not needed for heating) at the street, and transfer all utilities into the owner's name.You may remove and properly store any tenant items left behind, and that is at tenant's expense (collect that amount before you release the items).

For some of my rentals, that is included in property taxes, others it is part of the monthly utility bill (water, sewer, garbage) that the tenants pay for directly.
